In September of 2009, Members reviewed and responded to a "needs assessment" fact sheet regarding
the Association's current office building.  The majority of responses indicated support for finding another
facility which will better meet the present and future needs of the Association and its' Members.  So,  a
"Building Task Force" was appointed to consider all options and they have identified a property to
purchase, which requires membership approval.
The Building Task Force members (Joe Wentzel, Duane Zehring, Wes Dellinger, John Tice and Frank
Tomecek Jr.) have spent many volunteer hours looking at potential sites, crunching numbers, seeking
advice and renovation estimates, and considering options.  They checked with our accountant and  
legal counsel, and have gotten a commitment on a commercial mortgage loan, as well as the approval of
the Association's Board of Directors for this proposed purchase plan.  
The KinderCare property located at 989 Quentin Road, Lebanon, offers approximately 6,000 square
feet of space on a 2.2  acre corner lot, on a very visible PA Route 72.  
The Building Task Force requested and reviewed a bid to renovate the interior to include office areas, a
conference/board room, a classroom to accommodate 35-40 (MCE & other classes), additional restroom
facilities, reception and storage areas, and 43 parking spaces.  The proposed plans call for the main
entrance to be on the Hauck Street side, rather than the very busy Quentin Road side, but would still
provide signage opportunities on Quentin Road.  They have held preliminary discussions with a
potential, long-term tenant (who is not a Realtor or Affiliate) in an effort to reduce costs, even though
this proposal to purchase does not include any increase in members dues or fees.  In addition, we would
have an additional 0.8 acre lot that could be subdivided and sold to further reduce costs.
